Please note that NOT ALL of these projects apply to your stay.

HONUA KAI RESORT & SPA

Please be aware that the Honua Kai Resort is actively painting the exterior of the Hokulani tower through the spring of 2023 & is currently scheduled to begin the Konea tower at the beginning of July 2023.

As a friendly reminder, this schedule is subject to change. Condos that are being actively painted or have workers above them will have no access to their lanai areas Monday - Friday between 8am - 4pm.
Installation of light fixtures is to be determined.

By booking the affected condos you agree that you understand there is an active painting project & Maui Westside is not responsible for how this may affect your stay including but not limited to; inconvenience from construction, noise, traffic, limited parking, or neighboring guests. Any disturbance shall not constitute a breach of your agreement with Maui Westside & does not entitle the guest to any refund or rental adjustment.

Konea Stack 01 (Oceanside) (Konea 301 & 501) is tentatively scheduled for April 1 - May 10 2024

Konea Stack 05 (Konea 705) is tentatively scheduled for April/May 2024

Konea Stack 13/15 (Konea 1019) is tentatively scheduled for May 2024

Konea Stack 43 (Konea 643) is tentatively scheduled for April 4, 2024 - April 25, 2024

During the upcoming period, the stack will undergo pressure washing, furniture covering, preparation, and painting of the exterior building. Please note that there will be construction noise and a lift in use during this period. To ensure safety, access to Lanai is strictly prohibited for all individuals including employees, guests, vendors, and owners from Monday to Friday between 8am and 4pm on designated painting dates.

MAUI ELDORADO

Please note that the Maui Eldorado Resort is planning to initiate roof repairs on all buildings starting from April 2024 to December 2024. However, please keep in mind that this schedule is tentative and subject to change due to due to weather or other uncontrollable factors. Please be aware that during this period, construction activity and equipment will be around the resort, which may impact some walkways, drive lanes and parking areas.

THE WHALER RESORT

Whaler Resort Painting & Enhancement Project:

This project involves exterior painting and spall repair of concrete towers to enhance the appearance and durability of the property.

The project will be conducted in two phases. Exterior Building Painting & spall repair for Tower 2 will begin on August 15, 2023, and conclude on April 2024. Tower 1 will undergo the same repairs the following year, starting around August 12, 2024.

Whaler 359 is located in Tower 2 in -59 stack and work has been completed

Whaler 319 is located in Tower 1 in -19 stack & is scheduled for approximately August 12, 2024

Whaler 420 is located in Tower 1 in -20 stack & is scheduled for approximately August 12, 2024

Whaler 515 is located in Tower 1 in -15 stack & is scheduled for approximately August 12, 2024

Aside from the project commencement date, the start dates on the stacks may be a little earlier or later than the projected schedule. All scheduled dates are approximate. Actual schedule progress will be impacted by weather conditions and the severity of concrete spall repairs.

It may be noisy, dusty, annoying, and disruptive to the use and enjoyment of apartment units and their surrounding areas during this time. Due to the necessary work being performed on lanais and facades, and the potential for falling debris, apartment lanais will be closed during working hours (Monday thru Friday from 8:00 am to 4:00 pm) while work on the vertical stacks is being performed. Access to lanais during non-working hours will be allowed unless safety issues are discovered and require a temporary closure. During stack construction, lanai furniture will be consolidated and protected with plastic sheeting. Lanai surfaces may become dusty during stack construction. Lanai’s adjacent to the work areas may experience wind-blown dust from construction.

KAANAPALI SHORES

Railing Replacements will be happening on the property. Please be aware that some drive lanes & parking will be affected.

ROYAL KAHANA

At this time, the hallways on the 5th and 6th floors are undergoing spalling work. This process involves the repair of concrete surfaces that have been damaged due to moisture or age. While the lanais remain unaffected, the ongoing work creates a lot of noise within the unit, which may cause some inconvenience to the occupants.

MAHANA AT KAANAPALI

The roofing project, starting on April 15th, 2024, involves initial setup around Lanai Tower, with roof demolition and repairs commencing on May 1st for the southern half and on July 8th for the northern half. HVAC outages will affect stacks 16-19 from May 3rd-July 24th and stacks 11-15 from May 30th-July 24th; residents should note their stack number for preparedness. Delays may occur if significant spalling is discovered. Following major repairs, cleanup will finalize the project. Construction noise is anticipated, adhering to AOAO policy of working hours between 8am and 5pm, Monday through Friday and some Saturdays, avoiding state and federal holidays.

Mahana 1003 located in the Molokai Tower and is tentatively scheduled to start in 2025 and not affected by the 2024 work but please be aware of the ongoing construction at the resort.
